£2.1m Self Build Mortgage for a Self Employed Business Owner

Article by Martin Ball Mortgage Adviser - Private Clients

What was the situation?

Our clients, a married couple with a longstanding LDN Finance relationship, had owned their home in the Hertfordshire for many years. They decided to demolish the property and build a new family home on the same site.

The husband was sole director of a limited company in the fashion industry. He drew a modest salary and dividends, with the business’s profitability exceeding the income he took personally.

Following a change in their funding plans, the couple approached LDN to raise £2.1m for the build as part of their wider tax planning.

What was the issue?

With demolition already complete, the new build depended on the finance being in place quickly.

Beyond timing, affordability had to be assessed on the business’s net profit rather than his salary and dividends alone, with planning conditions attached to the site still to be satisfied. The structure would also need to accommodate staged construction costs and the couple’s plan to refinance once their new home was complete.

On the numbers, the position was strong. The projected completed value of £5.1m placed the borrowing at around 41% of that value. What the case required was a lender experienced in both self build mortgages and self employed applicants, able to bring every element together at pace.

What was the process?

Martin Ball – Mortgage Adviser, Private Clients, is an expert in self build mortgages and knew which lenders would assess this case on its strengths rather than its timing. The building society he selected combines a proven self build record with a clear understanding of how business owner income should be assessed.

Drawing on an established relationship with the lender’s business development manager, Martin took the case to them directly. Knowing exactly what would be required, he presented the company’s net profit position, the build programme, the planning conditions and the staged funding requirement ahead of formal submission.

The lender was confident in the case from the outset, committed to the timeline the build required and agreed the full funding structure early.

Under the structure Martin put in place, funds would be released in stages across a 12-month build period. Each tranche would be paid once the relevant phase of construction was complete and an independent surveyor had confirmed progress on site. Interest would be charged only on funds drawn, keeping borrowing costs aligned with the pace of construction.

To reflect the short term nature of the borrowing, Martin also selected a mortgage without early repayment charges or a product tie-in.

What was the solution?

The lender agreed a £2.1m interest-only self build mortgage over an 11-year term, with the funding in place on schedule. Construction continued without delay.
The couple were delighted with how quickly the funding came together and the clarity Martin brought to every stage.

With no product tie-in, they can refinance without penalty once the build is complete. When the time is right, Martin will arrange the move onto a standard residential mortgage on their finished home, continuing a relationship that spans many years.

The case reflects Martin’s experience arranging high value self build finance for business owners and high earning professionals, and the lender relationships that allow a well prepared case to progress at pace.

Our happy clients

My fiancée and I were recommended to LDN Finance when we started our mortgage journey, and the service we have received, and continue to receive, has been outstanding throughout. Phil Levesley initially looked after us and made what can be a very daunting process feel straightforward and easy to understand. He took the time to explain everything clearly, never rushed us, and was always happy to answer any questions we had. Nothing ever felt like too much trouble. As part of the process, we also wanted to explore a number of protection policies, and Phil introduced us to his colleague,
