There are two types of self-build mortgages. The most common type is an arrears loan where the payments are made at each stage once building work is completed. The next type is an advance. This is where payments are made at the beginning of each stage helping to alleviate the need for short-term borrowing such as bridging loans.

Although interest rates tend to be slightly higher on self-build mortgages, there are benefits once the building work is complete as the value of your self-built home may be significantly higher than the cost of building it. There are also savings to be made on stamp duty as this is only charged on the cost of the land you’re building on and does not include the cost of the building work (you should ensure you receive tax advice before committing to a self-build).
