Malaysian-based foreign national capital raise on prime London property

What was the situation?

I was recently approached by a foreign national client who was looking to capital raise and release funds from a prime London buy to let property to invest into his growing business in Malaysia.

 

What was the issue?

My client was a Canadian citizen based in Malaysia, with no other ties to the UK other than his sole buy to let property. Furthermore, he owned an early-stage growth company in the Far East that provided him with no income as the business was in its infancy, adding a significant level of complexity to the case as my client’s lack of income meant that he would not satisfy many lender’s stringent affordability criteria.

At the point of initial contact, the London property was a holiday let, but the client had decided to move this to a year-long rental tenancy with a view of the dampening global climate and its effects on tourism.

As well as this, my client’s father also held a restriction on the property, and he also wished to add his wife onto the mortgage.

 

What was the process?

I spoke with several lenders with whom I have a close working relationship to determine who would be comfortable with his lack of income, father’s restriction, wish to add his wife onto the mortgage, move to buy to let, lack of any other assets and the achievable rent of the property.

As my client had owned the property for sixteen years without visiting the UK himself, he had no existing relationships with any London-based solicitors. As such, I was able to source a solicitor willing to undertake the transaction even with the client unable to visit them in person due to the pandemic.

 

What was the solution?
