UK expat releasing equity from a UK property to purchase a French property

What was the situation?

I was approached by my UK client who had moved to France over 10 years ago for work. They contacted me looking to remortgage their unencumbered HMO (House of Multiple Occupancy) buy to let property in England, ideally for up to 75% LTV therefore enabling them to purchase new property in France.

What was the issue?

As the client was unfamiliar with the UK expat BTL lending scene, they wanted my help to navigate the nuances and requirements of securing the most suitable mortgage solution.

What was the process?

The client required a loan of £465,000. In order to arrange a solution, I had to find a lender that would be comfortable with the clients circumstance; namely being an expat with a UK HMO buy to let (the ex-pat and HMO elements are difficult for most lenders). The client was also raising capital up to 75% LTV for an ongoing purchase in France.

I narrowed down the lender search based on my previous experience and knowledge of who would accept this type of case, ensuring the lender knew the clients full situation and future plans.

Using my strong relationships with lenders, I was able to confirm with the relevant relationship manager that they would accept my client’s case subject to full underwriting, giving myself and the client piece of mind.

What was the solution?

By staying in constant contact with the client – making sure the lender received any requested documents quickly and any questions were dealt with promptly – I was able to secure the client a competitive 5 year fixed rate mortgage. The client had piece of mind that their monthly payments would stay fixed for the long term.

The client was able to secure the maximum borrowing possible enabling them to purchase a property in France, whilst still being able to rent out and keep hold of their property in the UK and receive an income from this.
