Funding a Non-Standard Mixed-Use Auction Property

What was the situation?

Our client purchased a part-commercial, part-residential property at auction in Kent. Due to its mixed-use layout and the vacant commercial unit, many high street lenders were unwilling to assist. The client needed bridging finance at short notice to meet the completion deadline and secure the asset for future redevelopment.

What was the issue?

The property was valued at £450,000, with approximately 60% residential accommodation and 40% comprising an empty retail unit. This configuration fell outside the lending criteria of most mainstream providers. With their deposit already committed and less than four weeks to complete, the client required a lender willing to take a pragmatic view of the asset’s potential.

What was the process?

Drawing on our specialist lender relationships, we arranged a bridging facility at 70% of market value, providing £315,000 to complete the purchase and cover associated costs. Our team worked proactively with surveyors, solicitors, and the client’s legal advisers to overcome valuation and title considerations. The finance was agreed and funds were released within 12 working days, enabling the transaction to proceed without disruption.

What was the solution?

The client completed the acquisition on schedule, safeguarding their deposit and securing a property with significant redevelopment prospects. The bridging facility provided the flexibility to plan refurbishment works and will be refinanced onto longer-term funding once planning consent is achieved.
