Over £1.25m in mortgage finance secured for a foreign national client without Indefinite Leave to Remain

What was the situation?

Our client, a foreign national living and working in the UK, had found their ideal property in Highbury for their young family but needed clarity on their lending position before the vendor would be happy to entertain an offer. With a mortgage exceeding £1.25m and a 90% loan to value requirement, the case demanded a lender with suitable criteria and extensive experience supporting foreign national clients. The client did not yet hold Indefinite Leave to Remain (ILR), which introduced further complexity around eligibility and affordability. Early engagement with the right lender was essential.

What was the issue?

Lenders can take a more cautious approach to clients without ILR, applying additional considerations around loan to value and income assessment. Combined with the high LTV and property value, this created the risk of delays or limited options once an offer was accepted. The client also needed clarity on borrowing capacity quickly to make an offer and avoid losing the property.

What was the process?

This proactive approach ensured the lender was comfortable with both the client’s residency status and high LTV position, allowing George to confirm in advance that the lender was prepared to proceed once the purchase was agreed.

George also reserved a market leading rate ahead of subsequent increases, safeguarding affordability and giving the client confidence to move forward. When the offer was accepted, the case had already been pre-assessed by the lender, allowing it to progress swiftly to valuation, with the mortgage offer issued within a week of submission.

With underwriting pre-approved, the formal mortgage offer was issued within a week of valuation, securing over £1.25m in mortgage finance at 90% loan to value on a highly competitive fixed rate.

The client met their completion deadline and was delighted with the outcome, praising the speed and professionalism of the process.
